Buying your first home is an exciting journey, but it can also feel intimidating if you’re unsure of the steps involved. At JWB Signature Homes, we’re here to make the process clear and straightforward, ensuring you feel confident and informed every step of the way. Here’s a simple guide to walk you through the home closing process, from the moment your offer is accepted until the keys are in your hands.
1. Offer Acceptance & Contract Execution
Congratulations! Once your offer is accepted, the home is officially “under contract.” Both you and the seller sign the contract, kicking off the closing process.
2. Earnest Money Deposit
Shortly after the contract is signed, you’ll submit an earnest money deposit, showing your serious commitment to purchasing the home. This deposit is typically held by a title company or escrow agent until closing.
3. Home Inspection
Within the first week or so, you’ll schedule a professional home inspection. The inspector thoroughly examines the home’s condition, identifying any potential issues or needed repairs. This step ensures you’re fully aware of the home’s condition.
4. Appraisal
Your lender will arrange for a licensed appraiser to evaluate the home’s market value. The appraisal confirms that the home’s worth supports the loan amount requested.
5. Loan Processing and Approval
During this period, your lender finalizes your mortgage details, reviews your finances thoroughly, and requests additional documentation as needed (such as pay stubs, tax returns, or bank statements). Quick and responsive communication helps keep this process smooth.
6. Title Search & Title Insurance
The title company conducts a thorough search to confirm there are no issues with the home’s ownership history. Title insurance is then issued to protect you and your lender against any unforeseen title problems that could arise after closing.
7. Survey
Typically, a property survey is performed to verify the boundaries and dimensions of the lot, ensuring there are no encroachments or boundary disputes.
8. Final Walkthrough
A few days before closing, you’ll perform a final walkthrough of your new home to confirm it’s in the expected condition, and all agreed-upon repairs have been completed.
9. Closing Disclosure
Your lender will provide a Closing Disclosure at least three days before closing. This important document outlines your final loan terms and closing costs. Take time to review it carefully.
10. Closing Day!
The big day has arrived! During your closing appointment, you’ll sign final documents, pay your down payment and closing costs, and officially become the new homeowner.
11. Keys & Celebration
Once the paperwork is complete and funds have transferred, you’ll receive your keys. Congratulations—it’s time to celebrate your new home!
At JWB Signature Homes, our goal is to make home-buying simple, transparent, and enjoyable. If you have any questions or want more details, we’re always here to help. Welcome home!
